What is Home Staging?

According to Wikipedia, Home staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Staging techniques focus on improving a property’s appeal by transforming it into a welcoming, attractive product that anyone might want. 

Why should your home be staged? 

First impressions will determine the fate of a listed home. Only 10% of home buyers can actually visualize the potential of a home, so it needs to be welcoming, neutral, and move-in ready as soon as buyers drive up and walk in. The National Association of Realtors reported that the average number of days on the market for a staged house was 13.9 days versus 30.9 for an un-staged house. Some markets are reporting sales up to 80% faster than un-staged homes. Housing and Urban Development reports a staged home sells 17% higher than an un-staged home. If your home looks like you value it, then others will value it too and offer more than homes that do not show as well as a staged home.


Code of Ethics

The Code establishes time-honored and baseline principles that come from the collective experiences of REALTORS® since the Code of Ethics was first established in 1913. Those principles can be loosely defined as:

Loyalty to clients;

Fiduciary (legal) duty to clients;

Cooperation with competitors;

Truthfulness in statements and advertising; and non-interference in exclusive relationships that other REALTORS® have with their clients. 
 


Designations

To earn a designation, a REALTOR® a real estate agent has taken coursework and demonstrated specific skills, performance and knowledge in a particular area of the real estate industry. I am an Accredited Buyer Representative and Seller Representative Specialist.
