Collin County, explained.
Clay soil moves.
Much of Collin County, especially the east side, sits on expansive Blackland Prairie clay. It swells in wet weather and shrinks in drought, and slabs move with it. A foundation inspection before you buy, and even watering around the house after, is normal here.
Property tax is the big line.
Texas has no state income tax, so schools, cities and counties lean on property tax. Your rate depends on the city, school district and any special districts at that address. Homeowners also get a school-tax homestead exemption (raised to $140,000 for 2025), and owners 65 and older get more. Collin CAD sets the values.
Hail season is real.
Severe storms hit North Texas every spring. Roof age and type shape what you pay for insurance. Many policies carry a separate wind and hail deductible, often a percent of the home's value instead of a flat amount. Get an insurance quote before you make an offer.
New communities can hide extra costs.
In fast-growing areas such as Princeton, Celina, Anna and Melissa, a Public Improvement District (PID) or Municipal Utility District (MUD) can add an assessment on top of the regular tax rate. Ask for the total yearly cost at the address, not just the tax rate.
Questions we hear every week.
What is the option period in a Texas home purchase?
It is a short window you negotiate and pay a small option fee for. During it you can inspect the home and walk away for any reason. If you cancel inside the period, you keep your earnest money. The seller keeps the option fee. See how we guide first-time buyers through it.
Why are Collin County property taxes so high?
Rates are set by the city, the school district, the county and sometimes special districts, and values have risen quickly. You can protest your appraisal each year with Collin CAD. Newer neighborhoods may also carry PID or MUD charges. Ask us for the full yearly cost of any address.
Does hail damage matter when buying or selling?
Yes. Insurers look at roof age and material, and a worn roof can cost a buyer more in premiums or a deductible. Sellers with a newer or impact-rated roof have an easier negotiation. Selling a home? We flag roof condition before you list.
What is a PID or MUD?
A PID (Public Improvement District) or MUD (Municipal Utility District) funds streets, water and other infrastructure in some newer communities through a yearly charge. It sits on top of your normal property tax. Read more about buying new construction.
Do you only work in McKinney?
No. We are based in McKinney and serve all of Collin County and the wider DFW area. See the areas we serve.
