Local knowledge

Local notes for buyers

Use your option period

Texas contracts let you pay a small fee for a window to inspect the home and cancel for any reason. Use it for the foundation, plumbing and roof.

Compare the full yearly cost

Two homes at one price can carry very different tax bills. Compare city, school district and any PID or MUD charge before you offer.

Line up the move

If you are also selling, we plan the closing dates and a possible rent-back, so you are not caught owning two homes or none.

Common questions

Straight answers.

Do I pay my agent to help me buy?

Compensation is agreed in writing before we tour homes, and it is often paid from the transaction. We explain exactly how it works in your situation up front.

Should I sell first or buy first?

It depends on your equity, your loan and your comfort with risk. The common options are selling with a rent-back, buying with a sale contingency, or bridge financing. We map them out before you shop.

What is a rent-back?

It is an agreement that lets the seller stay in the home for a set time after closing. It helps when your next home is not ready the day you sell.
