Local notes for first-time buyers
Ask about the foundation
Expansive clay soil moves slabs. During your option period, order a foundation evaluation and a plumbing leak test. Both are normal in North Texas.
Get the full yearly cost
Two homes at the same price can have very different tax bills. Compare the city, school district and any PID or MUD charge before you fall in love.
Price your insurance early
Hail makes insurance a real line in the budget. Ask for a quote on the exact address, and ask how the wind and hail deductible works.
Straight answers.
How much do I need to buy a home in Collin County?
It depends on the price, your loan type and your credit. Many first-time buyers put down less than 20 percent. A lender can give you a real number, and we can introduce you to lenders if you would like.
What is the option period?
It is a short window you pay a small fee for, during which you can inspect the home and cancel for any reason. If you cancel inside the window you keep your earnest money. The seller keeps the option fee.
Should I get an inspection on a newer home?
Yes. Newer homes still have settling, drainage and workmanship issues. An inspection costs little compared with finding the problem after closing.
